Lift the door. Using a small screwdriver (type depends on screw) remove the small plate covering the grey release latch. Be careful when you remove the cover, there is a small spring that will fly out and get lost, then it is a new roller. Remove the latch, spring, screws, cover. Take a 50-60 cc syringe filled with near-boiling water and shoot it into the center where the shaft and bearings. Do this a couple of times to free the bearings of the roller from the shaft. Then, once you get the roller off, check the latch that you removed. If the nib on the end of the arm is flat (should have a slight curve to it), replace it. Check the bearings. If any are missing, the roller needs to be replaced. Each roller bearing sits in a tiny groove, and they should move freely in that groove. If frozen from dirt or gunk, try to clean with hot water (Note, do not immerse the roller in hot water cause that will allow water to get into the arm roller bearings). Proper roller maintenance during a PM is to remove the Roller from the shaft. Wipe the shaft with a clean towel to remove excess grease. remove excess grease from the roller bearings. Check the latch nib for excessive wear. then before reinstalling, put a LIGHT (meaning very thin) coat of lubricant (grease) on the shaft. Check for free rotation in one direction, and opposition to turn in the other direction.
